Why Work With A New Home Specialist?
Neighborhoods - There are over 234 new home neighborhoods in San Antonio. There are school districts, crime areas, the proximity to your work and place of worship, traffic patterns, and a ton of other things to consider when looking for a neighborhood. There are new neighborhoods popping up every day.
Builders - There are over 40 new home builders in San Antonio. Every builder has different standard items built-in to the base price of their new homes, with additional costs for upgrades, such as tile floors, solid countertops, and tile bath surrounds. Also, there are additional costs for add-ons, such as grass in your yard, gutters, window coverings or sprinkler systems. Some builders include them all, and some don’t. Custom Home Builders - There are many more Custom Home Builders in the San Antonio area. Some have expansive organizations, and some work out of the back of their truck. Some require that you have land, and some will build on your lot, or land. You will have more flexibility with a custom builder, but sometimes with more costs to you. A typical real estate agent has trouble enough keeping up with all of the pre-owned inventory, let alone the new builders and neighborhoods that are developing rapidly in the San Antonio area. That is why I focus on New Homes Only. You need someone with the local expertise to guide you through the maze of obstacles to help you find the best neighborhood and home builder for you.
All of this is done at no cost for you, by me. The builders pay me a referral fee for matching the new home buyer with the neighborhood.

I first earned my real estate license in 1978, the same year I graduated from the University of Texas at Arlington, just as the interest rates were moving up to 18%. I moved to Southern California in 1990 to work in real estate. Southern California was a little too romantic and my wife and I unexpectedly decided to have a baby. So we moved back to Texas after 2 years to be closer to family.
I have been a mortgage banker, I have worked in general real estate, and I've sold custom homes, but my love has been in selling new homes. I sold custom homes for five years, helping me understand the variety of options available, and the latest energy saving features. I am doing what I love, and loving what I do. Why New Homes?
The greatest reason to buy a new home in San Antonio instead of a pre-owned home, in my opinion, is that new homes and pre-owned homes are very competitively priced. You may be able to find a bargin on a pre-owned home in foreclosure or one that would not sell (most foreclosed homes were forclosed because they could not sell). Then you have a house that will not sell or has problems. Unlike cars, new and pre-owned homes are very competitively priced.
Green - Another good reason for a new home, is the lower utility costs. Homes have become like electronics, in the race to be the latest and greatest. “Green” is the buzz word instead of “Apps”. “Green” usually stands for energy savings, and/or natural resource conservation. A new home can save hundreds of dollars in energy costs each month. However, many times the Return on Investment (ROI), for these items may be a long time coming. Let me help you determine which energy saving features are right for you and your family.
Warranties - Also, new homes come with warranties (Usually something like- 1 year all parts and labor, 2 years mechanical, and 10 years structural.). Unless you or the seller of a pre-owned home buys a “Home Protection Plan”, you have very little recourse to have something fixed. The Home Protection Plans have limited coverage.
I have experienced many different disappointments in dealing with pre-owned homes in the past; from foundation problems to roof issues, and everything in between. Some of these problems were not found until after closing, even with a professional inspection beforehand. Older homes may not pass current code restrictions, and must be brought up to code, or they may have hidden defects, of which even the owner is not aware. I’ve had homes not appraise for fair value, because appraisers used homes in an inferior neighborhoods, repossessions or desperation sales, or poorly built homes as comparables. In new home neighborhoods, the comparables are usually taken from the same neighborhood, and their value is proven by the other sales in the neighborhood. When you buy a new home, you aren't buying someone else's problems!
